When Painting Fits in the Build Sequence
Painting happens after drywall finishing (tape, mud, sand) and before flooring installation and final trim. You're typically 5-6 weeks from painting once drywall is hung. The critical coordination points: carpenters must be finished (carpentry dust ruins fresh paint), HVAC must be operational (proper temperature and ventilation for drying), and lighting should be roughed in so the crew can see what they're painting.
The New Construction Painting Process
Prime coat — All new drywall gets a full coat of PVA primer. This seals the porous surface, ensures even absorption of the finish coat, and reveals any imperfections in the drywall finishing. Touch-up sanding — After primer dries, the crew sands any visible blemishes, nail pops, or rough spots that the primer revealed. First finish coat — Full application of the specified wall color. Trim paint — All trim, doors, windows, and built-ins get primed and painted. Two coats of semi-gloss is standard. Final finish coat — Second wall coat after all trim is complete and touch-ups from other trades are addressed. Final walkthrough — Room-by-room inspection with the GC. Touch-ups on the spot.
Common Problems and How We Avoid Them
Flashing — Uneven sheen on drywall where patches absorb paint differently. Fix: proper PVA primer application before any finish coat. Trade damage — Electricians, plumbers, and HVAC crews nick freshly painted walls during their finish work. Fix: schedule final paint coat AFTER all other trades complete their finish work. Color consistency — Different paint batches can have slight color variations on large projects. Fix: box all paint (mix batches together) before starting.
